Plan Content

  • COVER SHEET AND RELEVANT NOTES
  • EXTERIOR ELEVATIONS: Scaled drawings of the front, rear, sides of the home. Information pertaining to the exterior finish materials, roof pitches and exterior height dimensions.
  • CABINET PLANS: These plans, or in some cases elevations, will detail the layout of the kitchen and bathroom cabinets at a larger scale. Available for most plans.
  • TYPICAL WALL SECTION: This section will address insulation, roof components, and interior and exterior wall finishes. Your plans will be designed with either 2x4 or 2x6 exterior walls, but most professional contractors can easily adapt the plans to the wall thickness you require.
  • FIREPLACE DETAILS: If the home you have chosen includes a fireplace, the fireplace detail will show typical methods to construct the firebox, hearth and flue chase for masonry units, or a wood frame chase for a zero-clearance unit. Available for most plans.
  • FOUNDATION PLAN: These plans will accurately dimension the footprint of your home including load bearing points and beam placement if applicable. The foundation style will vary from plan to plan.
  • ROOF PLAN: The information necessary to construct the roof will be included with your home plans. Some plans will reference roof trusses, while many others contain schematic framing plans. These framing plans will indicate the lumber sizes necessary for the rafters and ridgeboards based on the designated roof loads.
  • TYPICAL CROSS SECTION: A cut-away cross-section through the entire home shows your building contractor the exact correlation of construction components at all levels of the house. It will help to clarify the load bearing points from the roof all the way down to the basement. Available for most plans.
  • DETAILED FLOOR PLANS: The floor plans of your home accurately dimension the positioning of all walls, doors, windows, stairs and permanent fixtures. They will show you the relationship and dimensions of rooms, closets and traffic patterns. The schematic of the electrical layout may be included in the plan.
  • STAIR DETAILS: If stairs are an element of the design you have chosen, the plans will show the necessary information to build these, either through a stair cross section, or on the floor plans.

Best Price Policy

*We will beat lower prices advertised by other plans brokerage web sites. If, prior to purchasing a set of plans1 from us, you find the same product advertised at a lower price, we will gladly discount the purchase price of the plans1 by 5% of the LOWEST PRICE available for that plan package.

Once our staff is able to verify that the exact same plan is offered at a lower published price, is in stock and available for immediate sale and delivery from a competitor's website. Houseplans.com will offer the plan for sale at the lower published price less 5% for immediate purchase at that time only.

The advertised item must be the same plan as the product being purchased, including set type (5-copy, 8-copy, Reproducible, or CAD Set), foundation options, and any miscellaneous details. Advertised prices must be in the same currency that the original product was purchased in. Our Price Guarantee does not apply to advertising errors or misprints, special prices, restricted offers, mail order offers, rebates, coupons, premiums, free or bonus offers, OEM products, limited or minimum quantity or limited time offers, close-outs, liquidations, clearances, and special financing offers.

1Full sets of plans only, such as 5-copy, 8-copy, Reproducible, or CAD, are eligible for this offer. 1-copy Sets, Study Sets, Additional Sets, Materials Lists, returns, and any purchase where the payment is defaulted at any time after the purchase are not eligible for this offer.

important information

Please note that in most areas of the country, these house plans will be everything you need to build, but not necessarily everything you need to obtain a building permit.

In addition to the house plans you order, you may also need a site plan that shows where the house is going to be located on the property. You might also need beams sized to accommodate roof loads specific to your region. Your home builder can usually help you with this. You may also need a septic design unless your lot is served by a sanitary sewer system. Many areas now have area-specific energy codes that also have to be followed. This normally involves filling out a simple form providing documentation that your house plans are in compliance.

To find out what documents you should expect with your house plans, see What’s Included?

In some regions, there is a second step you will need to take to insure your house plans are in compliance with local codes. Some areas of North America have very strict engineering requirements. Examples of this would be earthquake-prone areas of California and the Pacific Coast, hurricane risk areas of the Florida, Gulf & Carolina Coasts. New York, New Jersey, Nevada, and parts of Illinois require review by a local professional as well. If you are building in these areas, it is most likely you will need to hire a state licensed structural engineer to analyze the design and provide additional drawings and calculations required by your building department. If you aren’t sure, building departments typically have a handout they will give you listing all of the items they require to submit for and obtain a building permit.

Additionally, stock plans do not have a professional stamp attached. If your building department requires one, they will only accept a stamp from a professional licensed in the state where you plan to build. In this case, you will need to take your house plans to a local engineer or architect for review and stamping. In addition, plans which are used to construct homes in Nevada are required to be drawn by a licensed Nevada architect.

All Plans

Our house plans have details required for construction; however, due to the wide variety of building codes across the nation, we cannot guarantee code compliance for all areas.
If your area has unusually high wind or snow loads, substandard load bearing soil conditions, extreme grade, or earthquake seismic requirements, it is the responsibility of the owner/builder to obtain an Engineer's report prior to permit approval and construction.
As these are pre-designed stock home plans, we are unable to provide customized site plans, or energy calculations.  This can be provided at your local level. (In most cases, your builder can help).
Please check with your local building department for a list of home building requirements prior to ordering your house plans.
Please Note:  All sales on house plans and customization/modifications are final. No refunds or exchanges can be given once your order has started the fulfillment process.
