This home is right out of the wonderful annals of economy, style and all the space a family needed in the good old days. It's equally aware of cost saving. While no space is wasted to achieve an 8-room, 2 1/2 bath home, all first floor rooms have spacious 9' high cilings. Off a handsome, useful wrap-around porch there is a lovely living room with a big front bay window and a brick fireplace. Adjoining at the back, there is a dining room with sliding glass doors opening to the spacious dining porch. Back steps from the yard lead into a mud room where there is a laundry alcove and tidy lavatory. This area extends kitchen work area while it protects the kitchen premises. These consist of a very practical, easy-to-handle corner arrangement of counters, cupboards and appliances with a window over the corner sink. A breakfast room opens to the back where a big window can catch a glimpse of field or garden. Together, these rooms add up to an 11' x 20' space. There are 4 bedrooms in the home-the master suite is in the bow-windowed area on the first floor enjoying big closets and a private bath as well as the bright cheerful room. Upstairs, each of the three bedrooms is pretty masterful. The two on the left have vaulted ceilings 11' high and there's a balcony for Bedroom 2. Bedroom 3 has the charming dormer seen at the front and all have a wealth of closet units. The hall bath is large enough for family use with a stall shower, decorator tub and twin-vanity sinks.

  • Interior Elevations - Detailed drawings of kitchen cabinet elevations and other elements as required.
  • Outline Specifications - Descriptions of materials showing the type and quality of materials, and details of construction such as grading and moisture protection.

In addition to the house plans you order, you may also need a site plan that shows where the house is going to be located on the property. You might also need beams sized to accommodate roof loads specific to your region. Your home builder can usually help you with this. You may also need a septic design unless your lot is served by a sanitary sewer system. Many areas now have area-specific energy codes that also have to be followed. This normally involves filling out a simple form providing documentation that your house plans are in compliance.

In some regions, there is a second step you will need to take to insure your house plans are in compliance with local codes. Some areas of North America have very strict engineering requirements. Examples of this would be earthquake-prone areas of California and the Pacific Coast, hurricane risk areas of the Florida, Gulf & Carolina Coasts. New York, New Jersey, Nevada, and parts of Illinois require review by a local professional as well. If you are building in these areas, it is most likely you will need to hire a state licensed structural engineer to analyze the design and provide additional drawings and calculations required by your building department. If you aren’t sure, building departments typically have a handout they will give you listing all of the items they require to submit for and obtain a building permit.

Additionally, stock plans do not have a professional stamp attached. If your building department requires one, they will only accept a stamp from a professional licensed in the state where you plan to build. In this case, you will need to take your house plans to a local engineer or architect for review and stamping. In addition, plans which are used to construct homes in Nevada are required to be drawn by a licensed Nevada architect.
